Rent indexation in 2026: what is the new rent, and from when?

New rent = base rent × new health index ÷ starting health index. Example: a lease signed in August 2023 for €800 (starting index for July 2023: 128.22) can rise to €875.37 on its anniversary date in September 2026 (index for August 2026: 140.30).
The latest health index published by Statbel is for September 2026: 140.67 (base 2013 = 100). Rent can be indexed once a year, on the anniversary of the lease, on written request, with at most three months’ backdating. For a lease that came into force before autumn 2022, the energy performance class (EPC/PEB) can reduce the indexed rent.
The legal formula, step by step
- Base rent: the rent stated in the lease, excluding service charges, before any indexation.
- Starting index: the health index for the month before the lease was signed.
- New index: the health index for the month before the anniversary of the date the lease came into force.
- Calculation: base rent × new index ÷ starting index. For some energy-inefficient homes, the result is multiplied by a correction factor (see below).
- Written request: indexation is not automatic. The landlord requests it in writing (in Wallonia, an ordinary letter, an e-mail or a text message is enough); it can only be backdated to the three months before the month of the request.
Your Region’s rules and the energy performance certificate (EPC)
For one year, between autumn 2022 and autumn 2023, each Region limited or banned the indexation of poorly rated homes. These limits have ended, but they still count for the leases concerned: indexation lost during that period cannot be recovered.

The official correction factors for Brussels and Flanders
The factor depends on the month of the anniversary date that fell during the limitation. It multiplies the rent indexed with the general formula. The tool below calculates it from the health indices: it reproduces the official values exactly.

Rent indexation and wage indexation are based on the same health index, but not on the same rules: salaries follow the smoothed health index and each sector’s mechanism.
Frequently asked questions
Can the landlord index the rent without asking?
No. Indexation is not automatic: the landlord must request it in writing, at the earliest on the anniversary of the date the lease came into force. In Wallonia, an ordinary letter, an e-mail or a text message is enough.
Can the landlord claim indexations they forgot?
Only in part: a late indexation request can only be backdated to the three months before the month of the request. The rest is lost, but the new rent takes into account the full index rise since the signing.
My home is rated F: can the rent be indexed?
Yes, since autumn 2023, in all three Regions, but indexation lost during the 2022-2023 limitation is not recovered for leases that were already running at the time: a correction factor in Brussels and Flanders, a new base rent in Wallonia. In Brussels, rent cannot be indexed without a PEB certificate.
Which health index should you use?
The health index published by Statbel, on the same base for both indices (here base 2013 = 100). Starting index: the month before the signing. New index: the month before the anniversary date. The latest published is for September 2026: 140.67.
Does the lease have to be registered for the rent to be indexed?
In Wallonia and Brussels, yes: an unregistered lease for a main residence cannot be indexed. In Brussels, the landlord must also have provided a valid PEB certificate. In Flanders, indexation requires a written lease.
