Moving house: what your municipality or Region changes in 2026

Updated on

Calculate the effect of your move

Moving house does not change your net salary: withholding tax (bedrijfsvoorheffing / précompte professionnel) always assumes a municipal tax of 7%, whatever your municipality. Only the final tax changes: for a single white-collar worker on €3,000 gross, each point of municipal tax more or less is worth about €61.95 a year.

Changing Region also changes family allowances, the service voucher reduction and, if you buy, registration duties.

Enter the municipal tax rate of your two municipalities, your Regions and your children. Nothing is sent: everything is calculated in your browser.

Municipal tax: a percentage of your tax

Each municipality sets a rate of surcharge on personal income tax. It is a percentage of the tax you owe the State: at 8%, you pay €8 to the municipality for every €100 of tax. The rate is voted by the municipal council in a tax regulation, often for several years: in Bernissart, for example, 8.5% for tax years 2026 to 2031.

What counts is the municipality where you are domiciled on 1 January of the year after the income year. If you are domiciled in your new municipality on 1 January 2027, you will pay its rate on all your 2026 income.

Single white-collar worker, 2026 income, a full year of salary with holiday pay. Difference in annual tax for 1 and 3 points of municipal tax.

Each municipality’s rate, the rankings and the comparison between two municipalities are on the Your municipality and your net pay page. The rate that applies to you also appears on your tax assessment notice (aanslagbiljet / avertissement-extrait de rôle).

Main differences between the Regions for an employee household, in October 2026. Family allowances for a child born since 2020 (2019 in Flanders), without supplements.
  • Family allowances: the former Region pays up to the month of the move, the new one from the following month. You must register with a fund in your new Region. The German-speaking Community has its own system (Ostbelgien Familie).
  • Regional tax reductions: service vouchers, old mortgage loan. They depend on the Region where you are domiciled on 1 January of the tax year.
  • Registration duties (registratierechten / droits d’enregistrement): if you buy, they depend on the Region where the property is located, with rates and allowances specific to each Region. Have the notary check them before you sign. For your budget: how much can I borrow?

Example: a white-collar worker on €3,000 gross with two children, who buys 100 service vouchers a year, moves from a Walloon municipality at 8.5% to a Brussels municipality at 6%. Their tax falls by €116.67, but they lose the service voucher reduction and €246.72 of basic family allowances a year: in total, a loss of about €228 a year.

Frequently asked questions

Does my net salary change if I move to another municipality?

No. The withholding tax deducted every month assumes a flat-rate municipal tax of 7%, whatever your municipality. The difference shows up in the final tax, the following year.

Which municipality counts in the year I move?

The one where you are domiciled on 1 January of the year that gives its name to the tax year. For your 2026 income, it is your municipality on 1 January 2027, even if you arrived there in December.

How much is one point less of municipal tax worth?

One percentage point of the tax you owe the State: about €61.95 a year for a single white-collar worker on €3,000 gross, €156.89 on €5,000 gross.

What happens to family allowances if I change Region?

Your former Region pays them up to the month of the move, the new one from the following month, at its own rates. Register with a family allowance fund in your new Region.
